Normally, you do NOT need to pay commission to real estate agent when you buy a house/condo, you only need to pay commission to real estate agent when you sell a house/condo.
So. the total commission paid out should be 3% X 360,000=$10,800 , not $20,000 as mentioned above.
Just curious, why you still enjoy buying and selling houses when it always bring you debts?????
