agree, I also live at bayview and sheppard. I moved here 3 months ago. whatever house I saw at that time for sale is still on sale now. The only change is some of them showed "reduced price".
You are exactly right, $800,000 - 1,500,000的房子, 都基本没有动。天天还在那儿挂着啦。but if you look at houses below $500,000, the situation is completely different, they got sold very fast, that was why you guys see the average price dropped, because many low price houses sold, expensive houses stay. Average price dropped majorly because bigger houses cannot get sold.
BTW, I am not 忽悠 here, I said these because the argument here looks so 淺浮可笑﹐ I JUST want to give you guys the thruth, not trying to change you guys into buyers, I can say people who argue here on this topic everyday have no money to buy a house, if the money is in the pocket, then they are already out in the market looking for dream homes.

I heard of exactly the same thing at beggining of 2009, but they were all wrong.
The price trend is determined by the balance of supply and demand, not by how many houses sold. If we have 20000 sellers and 15000 buyers at one time, three months later, we have 10000 sellers and 7500 buyers, the balance is still there, the price won't change dramatically because we have less buyers and less houses sold. If 3months later we have 10000 sellers and 2000 buyers, then the market price will drop for sure. Actually in the past 10 days, the market is quite active, if you check different communities, you will not see many houses you can buy any more.
