I tried to go MLS to post ad., I could not find where to post ad. and how, who knows, please tell me. thank you.

If anyone thinks this is an easy job, and high return, why don't you try yourself. Do you know how much money a person has to pay to be licensed?; how much an agent has to pay anual fee to keep the license even he/she doesn't make a dime? How competitive the market is? How stressful the job could be? I don't understand why the competition beauro targetted Real Estate only. There are other highly dominated jobs out there, especially government, union jobs. No one else was allowed to collect your garbage when the garbage collectors went on strike for 3 weeks.

总而言之,法院一定会有更多积压的案子,首先应该增加足够的法官和律师队伍,才能使许多案子在一定的时间里得以解决。相信大多数买卖双方没有足够的能力做好这事,除非他们能坐下来上几门课培训,才能更好的保护自己。否则一旦有问题发生时,损失的是大数,又不能有效地寻求法律解决,得不到应有的保护。 在加拿大与当地人打交道可以发现许多烂人,会让你搞得精疲力尽,如没有一些办法和能力的话,在发生问题时会让你吃不了兜着走,即使是标的很小的case和问题,要搞到房子这样的大事,会让很多不法分子钻空子。

开放MLS,会有其他的限制出台,把房地产市场变成菜市场的可能好像不是特别大。

经纪人付很高的年费才能使用MLS,MLS的维护运行都来自这个年费,如果这个收费下调我想经纪人也不会反对放开MLS。公平应该对每个人有效。 我同意前面的一个帖子,卖方直接上MLS是让卖方省了钱,买方不见得能省多少。卖方很可能坚持只有经纪带才可以约看房,以此才可以保证安全。安全不仅仅是丢不丢东西那么简单,关键是直接约看房的个人可能不提供真实的身份证明,可能真实目的不是买房,可能有不正当的动机。 从买家的角度来说,往往买家最关心的房子的问题是需要卖方DISCLOSE而卖方不愿意的,验房师可能验不出来,买房经纪人的作用是想办法从各渠道得到这些信息,或让卖方在合同中作出承诺,或在合同中让买房有后路可退出合同或有机会得到赔偿。 另外现在买方的定金是放在经纪公司的TRUST ACCOUNT里,没有经纪要放在卖方的个人账户里吗? 有这样一个例子,卖方连续几次推迟CLOSING DAY,买方越来越担心,不知道卖方葫芦里卖什么药,不仅担心房子买不成,耽误了好几个月的等待,更担心定金不容易拿回来。如果走法律程序又会耽误更多时间花更多钱。 在合同中,买方交了定金被绑定,卖方什么也没交也被绑定了吗?去看看CONTRACT LAW。

Real Estate Agents are strictly regulated by REBBA (Real Estate and Business Brokers Act). Every one has to follow the Code of Ethics. As a Seller's agent, we have to be acting as the Seller with our knowledge and experience to get the best terms and highest value for the Seller. Anything could adversely affect the property's value, such as motivation to sell(divorce, moving to another city or out of the county etc.) and willingness to accept lower price shall not be disclosed, but factual defects regarding the property such as grow-up house, haunted house, etc have to be disclosed. We try to protect the best interest of the Seller. Acting as a buyer's agent, we have to whatever is the best for the buyer, finding out as much information as the possible about the property. When dealing with the Seller or the Seller's agent, we shall not disclose anything could affect negotiating the price such as the motivation of buying. We try to get the best terms and lowest price for the buyer. Obviously there will be conflict when we are representing both the Seller and Buyer. We have to disclose the fact to both parties and have them agreed. I understand some buyers like to deal with the listing agent directly. They think the agent can cut his/her commissions to same a couple of thousand. But they don't know they might risk of lossing thousands. I am working with a couple who bought a home in 2005. They are thinking to sell it. I did a history search for the neighborhood and the property. They bought the home through the listing agent. They paid over $30,000 for what was originally listed at $439,000 which should be the market price. The listing agent adjusted the price to $469,000(I am not sure if it was adjusted before they had contacted the agent or after). They paid $460,000. For my personal opinion, the listing agent riped them off badly because that they were new to the country back then. Honestly, I don't feel comfortble to represent both. I would suggest that they get their own agent

JJ的名声不好,主要原因还是在JJ自己。不少不良JJ,不是把心思放在更好地服务客户上,而是学了一大堆坑蒙的本身,也连累了那些本分勤劳的JJ。 放开MLS,砸掉那些不良JJ的饭碗,好事!

回复 Williamlhw:Many agents as well as many buyers don't abide by the rules of the game to cause this chaos. To be frank, I see more buyers than agents do not play fair games. The buyers now are just asking for too much. I had a listing last month, the buyer insisted on dealing with me directly to save money, after the deal firm, after the money saving, she said "I felt I was not protected because you were presenting the seller, if I had my own agent, I would feel more protected." ☹️ my dear, what do you want?

“......一帮骗子,明明没有几个买家在同时竞争,他们告诉有”这个人怎么会被几个经纪同时骗,要么就是他同时找了几个经纪,要么就是他没买过房子,道听途说。 就像很多国内刚过来的买家,不明白要经纪干什么? 有这种想法不用担心,有很多华人经纪也不明白这个问题,这个市场要经纪干什么?

房价的偏高和地产经济的忽悠有很大关系,买屋自住的人也深受其害,因为价高地税高。

实际上大家都理解错了,现在房主就可以自己买卖房子,没任何法律说不行!只是说不能进入MLS而己,就目前舖天盖地的广告不比MLS差,以后大家都可以进入MLS了,实际上和看广告没多大区别,但买卖房屋的步骤还是一样的,谁愿意自己买卖,和现在一样,绝对自由!但所有的风险和责任都由你自己承担,更重要的是要花上你自己的工作时间,算一算到底划不划算?!😕 以后如果都是自己去买卖房子,一定会出现很多麻烦和问题的,不信大家就似目以待!

I can tell you, for sure this will pass the vote, but the way to buy and sell properties will not change dramatically, this is because the sellers dare not to take this risk, the buyers have to follow the way the sellers choose to sell, which is still the traditional way: through the agents. A good example is like this: to change the braking pad for your car, to buy the pad is only $20 or less, but you have to pay expensive labour to have it done, even though you can find how to change it on google, but very few people are willing to do it for the safety concern because people cannot afford any mistake during this process. I have seen many private sales, I have also seen some flat commission rate listings, not many of these are good deals. The reason as follows: try to think who wants to sell without agents, they are the sellers who want more money in their own pocket without paying the agents, they are not trying to save money for buyers by doing this, in other words, most of these kinds of sellers are expecting more dollars for themselves, not to save for buyers, buyers will not save much money by this way, then what is the motivation for the buyers to deal with them? This is why over 90% US residents still choose to deal with agents after the market has been open for so many years

经纪有它的价值, 但关键是经济行业的要价不能垄断, 各经纪应该有降低价格吸引顾客的自由,这样经纪费用才会降到一个合理的水平.

The market in US has been open like this for many years, but still over 90% of transactions are done through agents. The reason was the sellers dare not to sell it this way, if sell by themselves, there are 20 calls from strangers everyday to request to visit to their houses, they don't feel comfortable and safe to do that way because they don't know these strangers, they have no time to wait at home, they need to go work, they cannot release lock box codes to strangers without agents.

回复 raymond_pk:这个问题很无知,如果你遇险了,连警察都不相信你报警干嘛?经纪带人看房是有记录的,有问题至少找的范围很小,让陌生人看房?嘿嘿,不多说了,想详细了解这个行业就去考个经纪牌就知道经纪有多少约束了。

The reverse is true, life is getting harder and harder for buyer agents, more and more buyers like to deal with listing agents directly. The buyer agents will be got rid of by the market/buyers first. The best agents list only, the newest agents buy only (because too new to get listing), the rest will deal with both buyers and sellers

首先声明,我不是经纪人。但说实话,表面上看买房者省了佣金,但据我所知,房屋买卖牵涉到许多复杂的法规和专业知识,如果彻底放开,必将造成混乱,消费者失去保障和增加风险,如只是找律师,律师也只能帮你看看文件,但房屋的好坏,合不合法比如大麻屋,有内在结构问题等,律师保证不了!在这种情况下,消费者损失的不光是佣金,将付出惨重的代价!

验房师是干啥的?jj是最没用的职业,就是因为他们的存在,房市才会这么crazy,只会忽悠的一群人。根本没有存在的必要。

我倒不会担心这个 到时候自然会衍生出来很多新的相关产业 譬如一些公司或者网站推出自卖房PACKAE相关服务或者TEMPLATE,或者律师行做这样的服务 我感觉现在的地产经济除了带看房子,签合约也并没感觉他们特别帮人看条款什么的 很多经纪的英文都甚至很不好

回复 whxh99:要按这个说法,加拿大许多行业都是在忽悠人,都是多余的,比如医生,有些病根本不用找他们,直接去药房开处方拿药不是更省事,卖汽车的dealer也是多余的,直接去厂家买不是更便宜,买房子的人干脆自己雇人盖房子,那才真的省钱呢!

容易理解,房产协会是由众多的房产经纪交会费支撑的,协会作出的只能算是初步决定,最终要由经纪投票通过才行。当然走了第一步也是好的

I don't agrees on this : "just like eat the dinner, if you want to cook at home by yourself or go to eat in the restaurant and pay the fee. why there are so many people still go to eat in the restaurant and pay so high fee even they know they can save a lot of money to cook at home. ?????" Eating outside, you save time, and enjoy some food which is hard to cook at your home, but sell home by yourself, will save lots of commission fee. It is worth. "该协议将大幅度改变加拿大人出售自己房产的方式" will be also a very good news for buyer. I would rather wait, then buy the house at later time once this law go to effect.
