今天这项裁决:决定加拿大房地产经纪的命运!

降房价,只要能规定死经纪交易费用,那就能降一半房价,100w房子,经纪佣金1000,往上累加。现在是地产局经纪两头黑,都是喝血啊。经纪买卖房子,毛用没有,干收钱,还忽悠哄抬价格。现在是个人都考牌,一个行业要扎推那就会出问题,社会经济就开始畸形。政府不要脸狂收转让费,经纪不要脸,哄抬房价,还出政策稳定房市,那真是骗鬼呢。 佣金定额,你看谁还忽悠,在忽悠也是那些,只要控制利益驱动,房价自然降价

只要佣金数量与房价挂钩,房价越高佣金越多,就免不了哄抬房价。而且这种挂钩,让JJ的个人利益与买家的个人利益相抵触,却与卖家的个人利益高度一致——从某种意义上说,对买家不公平。

坚决支持取消经纪佣金。房价涨了几倍,佣金比例不减,经纪都赚疯了。难怪很多人都改行做经纪了。

这个故事还没有结束,不要脸的地产黑帮还可以上诉到加拿大最高法院。以他们的不要脸程度,不再胡搅蛮缠到会让人奇怪了。

In 60 days must appeal (actually called Judicial Review) to the Supreme Court of Canada. But the chance to overturn Federal Court of Appeal's rulings is like winning 649. To win a Judicial Review in SCC is extremely HARD.

回复 星洲炒米:地产黑帮的无耻远远超出我们的想象。就像黑帮这次的上诉,主要是为了拖延执行的时间,其实它们也知道它们的黑规矩毫无道理,但是他们要利用加拿大司法系统的低效,一次上诉就得几年。下次他们多半会向高院上诉,也是同样的伎俩,这样至少可以拖个几年。

就公布一个成交价就能降房价?任何一个人要想知道成交价随便找一个认识的经纪都会告诉你,不要告诉我你一个经纪都不认识。现在公布了只是省得经纪再去查,美国已经公开几十年了,经纪费可一点都没便宜。

意义还是不一样,你随时可以看和让经纪朋友找是两回事。特别是,抢offer之前,只有自己做足功课才可以,靠经纪,碰运气。

怎么这么多人骂JJ呢?JJ至少是成交后才收钱,成交不了,JJ提供多少服务都是白费。 对比那些理财顾问们(比如唐菲特),让客户损失那么多钱,自己却一分钱不少拿,旱涝保收,网友们却反过来骂那些苦主们“贪婪”——反差真大。 另外,佣金比例是地产局规定的,并不是JJ们的意志,很多JJ不是通过回佣的方式来变相绕过地产局的规定嘛。 声明一下,我可不是JJ,只是觉得把房价疯涨的怨恨都发泄到JJ头上,不太公平。呵呵...

嗯,我也说过好多遍了,抢offer的时候,应该像其它的拍卖一样,让所有买方都知道其他人的报价。不能只让卖家掌握所有信息,却让买家在黑暗中乱打乱碰,靠这种信息不对称坑害买方。——也不知现在这种地产抢offer的诡异方式当初是谁发明的。

回复 西风纵.:非常统一,我严重怀疑我多付了很多钱,我的经纪在offer第一阶段后,告诉我,对方经纪说我的竞争对手多付了15万,让我加价,但是,是不是这么回事谁也不知道

公开竞标必须有,历史数据如果是市政府的市民有权花钱获取。 地产局的数据恐怕不一样。。

经纪的佣金是千真万确从卖家那里获得的 你如果是买家, 你只需要衡量这物业的用途是否符合你的需求,价格是否对你合理, 卖家的意愿和对卖家经纪的认可来决定付多少佣金,卖家支付给卖家经纪多少佣金和你没有毛关系, 你如果是买家, 你根本到死都不知道人家的佣金是多少,都不知道是多少, 你怎么付啊? 真有意思,你这调调儿, 一定是问经纪要返点的垃圾贱人。

It's ridiculous ! Are you going to ask the teller or manager's salary when you getting services in a bank ? are you going to ask waiter's hourly pay when you eating at a restaurant, are you going to ask how much is the manager's income when you going to shopping at a department store or shopping mall ? are you going to ask their profit or business statement when you shopping at grocery store? how much money that real estate agent earning just have nothing to do with buyer, buyer ONLY need to concern how much is the true value of the property that they want to purchase ! Agent's commission ONLY matters with the seller ( who ever paid ) which is the system running currently in Ontario.

卖方支付佣金是个虚伪的说辞! 卖方的钱哪里来? 是买方的房款。 所以, 佣金事实是买方支付。

按照你的说法,不如规定房子价格:一千呎卖十万、两千呎卖二十万… 还有更好的办法,按需分房:一人五百呎、三人一千五百呎…
