IF YOU KNOW HOW YOU CAN ALSO EVICT A SQUATTER WITHIN 2-3 MONTHS.
IN 2015 , I WITH SPECIAL TACTICS, SUCCESSFULLY EVICTED A 60 YEARS BIG JAMAICA OLD BLACK MALE, SAID MORTGAGE BROKER BUT ACTUALLY JOBLESS , WITH A SHORT 39 YEARS OLD MAINLAND CHINESE WOMAN, WORKING AS AN ACCOUNTANT IN DENISON STREET. THEY HAVE TWO KIDS, A BOY call Edward & A GIRL call MEEGAN, 6 to 9 YEARS OLD RESPECTIVELY. THEY ALWAYS SCAM RENT IN BRIMLEY, FINCH AREA BECAUSE OF KIDS' SCHOOL DISTRICT. Do any of you have kids in school within that area?
They left in a hurry and inadvertently with documents left behind which shown for the past 10 years they had been evicted 7 TIMES!!!! BUT, in that way, Every year, they saved at least 6 months rent!! THEY ARE SEASONED PROFEESIONAL RENT SCAMMERS!
THEY OF COURSE, AS USUAL, MOVED OUT WITHOUT PAYING THE OVER-DUE RENTAL BECAUSE THEY KNOW IT IS A LOOPHOLE WITH LANDLORD TRIBUNAL SYSTEM. BUT, WITH MY DETERMINATION AND PERSONAL EFFORTS,I TRACK THEM DOWN TO THEIR NEW ADDRESS AND EVEN CONTACTED THEIR NEW LANDLORD ( THIS LANDLORD LATER TOOK HIM A YEAR TO EVICT THIS COUPLE ), THEY GOT SCARED, SO PAID ME EVERY SINGLE DIME THEY OWES ME!
BUT, OF COURSE, I WASTED SOME PARALEGAL FEE PLUS LOTS OF TIME, STRESS, ANGERINESS & FRUSTRATION.
OWNERS IN FINCH BRIMLEY AREA PLEASE WATCH OUT FOR THIS COUPLE !! MY ADVICE IS NEVER RENT OUT TO BLACK GUY, OR EVEN CAUCASIANS! MY CASE WAS MY LISTING AGENT'S FAULT , SAID MORTGAGE AGENT ARE TRUSTWORTHY AND I WAS TOO BUSY TO INTERVIEW THIS COUPLE BEFORE SIGNING THE LEASE CONTRACT! MY LISTING AGENT WAS FROM MAINLAND CHINA WITH POOR ENGLISH LANGUAGE & LACK OF EXPERIENCE ; MY FAULT TO HIRE HER!
THIS COUPLE WERE MENTIONED 2 YEARS AGO IN 51. CA !!!

to phil,how did you track the scammer to the new address? i am in the process of evicting a non paying tenant too. N4 and L1 havealready been filed. too many low lives scumbag around. don't rent to locals with ontario works and you have to see the credit and verification of employment of tge potiential tenants

Hi, I thoroughly understand your trouble. N4 & L1 are stand procedures. BUT, even Tribunal Court agreed with you & evicted your tenant, the court is NOT responsible to collect the rent in arrear for YOU! How are you going to collect the rent?
Without knowing their new address, you can't file Small Claim Court! Most squatter knows this loophole, so they are more than happy to be evicted and save a lots of money ( rent ) then move on to another landlord victim! This is problem with stupid Canada government and they always help/ protect the criminals instead of victim ( landlord ) !
I am in the process of forming a landlord society to have the law changed.

First question to ask: Do you have an official lease with this tenant?

回复 Lost winter:Hi, Phil, thanks for your response. and yes I tried to do everything legally so I have a formal lease agreement with this crappy tenant family. I am not sure is it really take that long to evict non paying tenant? N4 was issued Nov. 04, and L1 filed 14 days later at Nov. 19th, the next available hearing date is middle of January. if the arbitrator felt the tenant should pay but didn't pay so an order will be issued? will it take that long from the date of hearing to the final evict date? Never go through this before so I need to know more details and process. What is the other way, other than the standard procedures, L1 form, to the evict the tenant faster?

The government KNOW this. The government do nothing but tossing the homeless social underdog issue out to the innocent landlord. We as a middle class group is not social welfare organization. we paid the tax handsomely so the government should take care these useless scumbag back to their asylum. I think of publicizing a "landlord warning"kind of ads in my local Kijiji classified ads section for the good landlord to be extremely cautious. I hope after I evicted this axxholl family out into the street they should never find a decent rented house anymore. no more harm to the good landlords and not more troubles.
