It is just funny that most of the people on this forum is hoping that the real estate market to crash. If you can't come up with the down payment now, what makes you think that you'll have the money or even "EMPLOY?" when the market crash. Real estate market crash is only good news to those who has tons of cash in their hand. For an average joe person it is bad news because the economy will be so bad that you might lose your job, all your stocks and mutual funds and other investmentswill crash along with it as well.

I did not see anyone wish this or that except you. Well, market is not going the same way as whichever you like or not, it has its own rules. Of course, the government can play an important role to control or adjust the inclination. But sometimes, the international issues interfere, it can be out of control. That's why there were so many recessions in history.
For employment, the US is getting better now. On the contrary, the situation in Canada is getting worse. Immigrants and skilled workers will move to the south, that's will be an serious issue to be taken into account.
Anyway, if you just have one residential home, you already paid the down payment, and you have no problem with certain extent of interest increase, so, you really don't need to worry about anything.
By the way, why do you prefer speaking in English?

LOL, I don't think the real estate market will have much impact on me, I already have a house but carry no mortgage, no car payment. I am not looking into upgrading my existing home or buying a 2nd property. But I just don't see if there is any advantage to an average joe person when the real estate market is going to crash, other things will be dragged along with it (employment, stocks, funds, rrsp). As you see the government intentionally to keep the interest low to offset the revenue lost in export, and our immigration policy is supporting bloom by allowing more highly skilled immigrant to come into Canada. And there will be support to the rental market, no government in the world will want to see its real estate market crash because it is a great impact to its economy.

回复 pk1234:Well, the money is in your hand, you can try anyway. I would say a price adjustment for property price will come soon. I'm not expecting a crash anyway, and the possibility of crash is still slim so far. But certain extent of adjustment can't be avoided in my eyes. If I were you, I would buy US stock rather than purchase a second house to rent for now.

It seems to me that 新豬 is a great Economist who has very strong education background. I have read through his postings for about two years. I have found his postings are very meaningful except the fight with someone here today.

It is the government policy that keep the real estate market hot, they need to replace the revenue lost from the Canadian export sector. The longer that we are in a recession, the longer that the real estate will go up. I kind of enjoyed the low interest rate, real estate goes up doesn't border me at all lol
